There are still many providers who are actively open for business and in an effort to help we can process your rate switch / product transfer without charge. Please get in touch for further details and visit your lender website for how to apply for a 3 months payment holiday

Moving home

Many borrowers go straight to their existing mortgage provider when they think about moving. Why not ask us first? We can advise on your existing lender and others out there, who knows that new home might actually be within reach if you have the right lender on your side.

Buy to Let

Buying a property to rent out requires a different mortgage than for a property you intend to live in. With rents at record highs and property prices stable it could be a good time to become a landlord, we aim to provide a clear and simple route into the Buy to Let market.

You might be a sole-trader, in a partnership or maybe a company director. This can sometimes be an obstacle when finding a mortgage. We know lenders that only need one year's accounts, lenders that use your latest year's figures, lenders that use Ltd company net profit as opposed to your actual drawings - so you could be closer than you think to getting that mortgage.

Advice fee

You will be advised of this before you go ahead but generally we charge up to £232 for mortgages of over £125,001 and up to £476 for mortgages below this amount, complex cases and equity release/lifetime mortgages. If staying with your existing provider, often there is no charge at all but where we do charge, it is to cover the cost and overheads in getting your mortgage from application to offer stage, as completion, and the date a lender reimburses us for arranging their mortgage is often 2 - 6 months afterwards. This fee also goes some way to showing that we are not solely commission driven and always have your best interest at heart.

We will require certain documents to provide advice, you will be advised of these when you enquire
